Bylaw 48P2025

Effective: September 15, 2025
Bylaw 48P2025 allows for permitted use rowhouses in developing communities to be exempt from obtaining a development permit if the development meets the exempt conditions in section 25(2)(c.1) that address overland drainage. The amendment will reduce application timelines, leading to cost savings and faster delivery of housing. The amendment follows Council direction from the citywide rezoning and aligns with Calgary's Housing Strategy 2024-2030.

Effective: October 9, 2025
Removes the redundant reference to the number of days (21) in the development permit appeal period since the number of days for an appeal are referenced in the Municipal Government Act; and
Clarifies the existing practice of advertising the approval of permitted use with relaxation development permits online.
Bylaw 59P2025

Amends the R-G district rear setback rule to remove unintentional relaxations when a secondary suite parking stall is proposed on the driveway.
Aligns in the R-CG and H-GO districts parcel coverage when no garage is provided.
Amends the multi-residential district rules to clarify that a secondary suite when combined with low-density residential development located in a multi-residential district uses the low-density rules.
Amends the H-GO district to allow for development of two or less units to follow the typical landscaping rules for single and semi-detached dwellings.
Amends the R-CG district so that all development except rowhouses follow the same fence rules.

Child Care Service in an existing approved building is added as a discretionary use in the R-CG, R-G, R-2M and H-GO districts.
Bylaw 61P2025

Removes the requirement for mobility storge lockers in R-CG and H-GO districts as this requirement is resulting in undue costs for the construction of more housing while maintaining the requirements for Class 1 Storage; and
Lower the Class 1 Bicycle Parking requirement for Multi-Residential Development from 1.0 to 0.5 stalls per unit and suite, to allow for more flexibility in the number, configuration, and type of bicycle parking facilities, and to better respond to demand and accessibility concerns.

Amends the definition of Health Care Service to allow for overnight stays of patients for medical purposes; and
