About the project
Led by The City's real estate team, this project focuses on redeveloping a piece of City-owned land within the existing Calgary North Area Structure Plan. Initially considered for a park and ride, the plan has shifted in collaboration with Calgary Transit. The new plan aims to blend housing with transit services, making it easier for residents to get around while living in the area, enhancing connectivity and convenience.
Updates to the plan and application
Housing
In response to the housing crisis and aligned with The City’s housing strategy, Home is Here, the application continues, as before, to propose two multi-family residential parcels with a maximum height of six storeys and potential for ground-floor commercial uses.
Bus terminal and roundabout
We’ve updated our application to reflect that, while a future bus terminal and roundabout are still anticipated, their design and construction have been deferred to align with the timing of related longer-term transit projects (North Green Line; airport connector).
Mobility infrastructure
Since a roundabout isn’t needed right away, we’ve revised our proposal to include a signalized intersection at Country Hills Road and Country Hills Landing, designed with adequate setbacks to protect for a future roundabout.
Applicant-led outreach
Please see the attached engagement boards and 'What We Heard' report from the public open house session on Tuesday, June 11, 2024 between 4:30 and 7:00 p.m. at Harvest Hills Alliance Church. We appreciate your interest in learning about the proposed new housing development at 9797 Harvest Hills Blvd NW.
Our current focus is to raise awareness about the project and invite members of the public to sign-up to receive project update notifications.
Our goal is to provide accurate information about the proposal, listen and learn to understand community perspectives, and keep you updated on how you can contribute your thoughts as the application progresses through the process.
In addition to applicant-led engagement opportunities, the planning process itself includes three additional opportunities to follow the process and/or provide input.
- DMAP - once submitted, you can provide comments directly to the application review team via https://dmap.calgary.ca/
- CPC - The review team will present its recommendation (e.g., approve, approve with conditions, refuse) to Calgary Planning Commission.
- Public Hearing - When the matter goes before Council for a decision, any person who wishes to address Council may do so for a period of five minutes or provide comments in advance.
Next steps
RE&DS will be submitting a response to DART in the summer and is targeting Calgary Planning Commission and Public Hearing of Council in Q4, 2025. Sign up for project updates to stay informed about the timing of the next steps and how you can continue to provide input.
