Property tax rate calculation



​Each year City Council approves the budget needed to support City services. To get the amount of revenues required from property taxes, The City takes the overall expenditure and subtracts all other sources of revenue such as licence fees, permits, user fees and provincial grants. The balance is the amount to be raised through municipal property taxes.

In order to calculate property tax, tax rates are established. The rates reflect the amount of tax to be paid for every $1 of assessed value.​

The Municipal tax rate equals the total property tax revenue required by The City of Calgary divided by the total assessment.

The Province of Alberta also establishes a tax rate based on the revenues it requires from property tax. The provincial tax rate is determined by dividing the total revenue required for the Province of Alberta by the total assessment. The City of Calgary bills and collects this tax amount for the provincial government.​

​Your property tax is calculated by multiplying the assessed value of your property by the applicable current municipal and provincial tax rate(s). The City bills and collects the provincial property tax amount for the Province of Alberta.


Your annual property tax bill covers the period of January 1 to December 31.
