Eau Claire Market and River Run Condos demolitions

The City of Calgary took possession of Eau Claire Market and the River Run Condos in June 2024.
The buildings were immediately secured as procurement took place for a contractor to complete the demolition work, which began in January 2025 and was completed by June.

The scope of work included hazardous material abatement, demolition and removal of all above-ground structures, the below-grade parking structures, the building foundations and all vegetation and hardscaping within the project area.
Why did the demolitions take place if the land may not be required for a Green Line station?
The Council-approved 46-kilometre vision for the Green Line LRT remains unchanged. This includes an elevated crossing over the Bow River and a future station at 2 Avenue SW in Eau Claire. To support the long-term needs of the Green Line project, The City has proactively acquired land in key locations, including Eau Claire, to ensure we are prepared for future infrastructure requirements.
In the interim, a portion of this land will be activated as a temporary recreation space to support downtown vibrancy. This space could accommodate informal activities such as soccer, frisbee, or other active uses, offering residents and visitors a new way to enjoy Eau Claire while long-term plans are developed.
It’s also important to note that not all of the land in this area is owned by The City. Some parcels are privately held and will be redeveloped independently, contributing to the evolving character of the neighbourhood.
